What is the real time frame and/or tests that can be conducted on the screws on a metal roof, before the screws need to be replaced. Everyone has an opinion.

Every application could be different based on the structure, its construction, the screws, and even the roof panels. If the screws loosen, it will become apparent visually. What I often hear from the field is screws have to be tightened after about 7 years and then replaced with a larger diameter screw about year 15.

I am replacing the screws in my metal roof. I believe they are original, about 23 years old (age of the building and roof). They are #14 1-1/4. I was planning to purchase the same size product (I tested one screw and it seemed snug) but the person at the building supply store recommended using thicker and slightly longer screws this time. What is the best choice when replacing screws? Thanks.

The industry practice generally is to go to a slightly larger screw in order to ensure secure fastening and coverage of the fastener hole.
