Shown below is the warranty section of the specifications for a manufacturer that is not a member of the MRA. Is this a standard warranty or are there better warranties available from other manufacturers? I am the writer who raised the question about the valleys and am now wondering if this is really the problem and that the Contractor did not really understand the response he received from the manufacturer. WARRANTIES A. Panel manufacturer shall provide a twenty (20) year warranty on the paint finish covering chalking, cracking, checking, chipping, blistering, peeling, flaking, and fading. B. Applicator shall furnish written warranty for a two (2) year period from date of substantial completion of building covering repairs required to maintain roof and flashings in watertight conditions.

Jim, This wording is fairly typical for a through-fastened type of metal roof panel. The workmanship warranty varies from contractor to contractor in reality. As for the 20 years on materials, there are some products out offering longer warranties. Todd

This is for a standing seam roof attached with clips, not a through fastened system. I don't know if that makes any difference.

That does not make a huge difference though you might find a product with a 25 or 30 year warranty. You need to look for base metal which is, at a minimu, either G90 galvanized or AZ50 galvalume. Look for a painted product that usses a quality paint system. PVFD (aka Kynar 500/Hylar 5000) paints are recognized as the leading technology. If you look for a shingle style product, you can also consider stone coatings.

Don't overpay just to get a "good" warranty. I'm finding that roofing manufacturers always have a reason why not to stand behind a warranty. Besides, in twenty or thirty years who says they'll even be here?

Most residential products require product reviews and reports from the governing building code group or an engineeercertificate in lieu of. If you have any doubts on the performance of a roof system you can check it out this way.
