My mother is looking at installing a metal roof instead of the shingle roof that has been replaced on two occasions. The contractor is quoting around $6,000 to install which tells me this is probably one of the lower priced material and guages. The contractor is now expressing concern about installing the metal roof because of the apparent fastener (washer) problem that he says will fail much sooner. My question is..."With this problem apparently being known by the manufacturers...Are there no material solutions to this problem, or is it still a risk? Thanks. I own two metal buildings with roofs that are over 30 years old. I built them and they still have the original panels and fasteners. The fasteners are fine and I have no leaks. The UV may degrade the edges of the rubber washer but the part covered by the metal washer or fastener head is protected and should last as long as the metal panels.
