Hail Damge to Metal Roof

I have a commercial building in Texas with a standing seam metal roof. The metal roof has dings caused by hail. The insurance adjuster is saying that the damage is only cosmetic and will not affect the structural integrity of the metal roof. Claim denied. However, I know if I was to sell the building, the value of the building would be less due to the dings on the metal roof (similar to selling a car with hail damage). Would this demonstrate I was damaged due to the hail dings? Would the insurance company then be require to replace the roof and bring be back to where I was prior to the storm? Thanks

Rudy, Usually a building owner has one of two types of insurance on a metal roof here in Texas. As a contractor, I have had to deal with this several times, sometimes the building owner wins sometimes he doesn't because of his coverage. In the past week, we finished a job that the insurance company paid to put a new metal roof on the home owner's shop but not his home and they are not more than 40 feet apart. One type of coverage (the least expensive) will pay for hail damage only if the seams or laps are compromised by the hail. If the seams are fine, then it is considered cosmetic damage and the integrity of the roof is supposedly not compromised. The other type pays to replace the roof based on a percentage of cosmetic damage. In other words they could pay for 50% or 100% or even just 10%. It depends on the amount of dings. I would expect that you have the first type that I mentioned. The home owner that I just mentioned had a better policy on his shop than on his home. If your roof is prefinished (painted) and the paint is chipped or cracked, then you may have a case for a dispute, but if it is galvalume then you probably won't. Mathews Roofing

I have a metal roof on our home - 13 years old now that is showing large amounts of rust and paint flaking. What is your opinion on the problem with this roof? ANd, would you recommend painting or replacing? Thanks.

I am not sure what the problem is but generally a peeling surface that is repainted will just peel again. I would suggest contacting the manufacturer of the roofing. This may be a warranty claim.
