TOPIC: Metal Roofs in warm/salty climates

I am building a home on a barrier island in Florida and wonder how resiliant the metal roof is to the elements; i.e., salt and sea spray? Is the metal corrosive or rust proof? What maintenance is required to hopefully prevent any corrosion? Thank you.

Steel roofings carry various coatings to protect them from corrosion and rust. Those coatings often start with a zinc / aluminum combination on top of the metal such as galvanized or galvalume. Then, often, additional coatings such as clear cloats, paint finishes, or stone coatings are applied for even more protection. Individual manufacturers can tell you the steps they take for corrosion resistance, as well as what warranty coverage they offer for coastal environments. Other metals, such as aluminum, copper, and zinc, will not rust and could be considered for your application as well.

I am building a house on beachfront property outside of the USA. I am going to purchase from a US manufacturer and would like to know of one that if given the architectural diagram could cut the peices according to measurments. What type of anchoring would you recommend for salt spray, if the roofing does resiist rust, the anchoring has to also.

If your roof is going to be in the salt spray, then you should consider Aluminum and the very least coated Galvalume. There are a number of systems available in each from panels that ers site fitted to sheet goods that are precut. If you are concerned about wind, check to see if they have a UL 580 wind test. Fasteners should be stainless. Check with our member manufacturers, choose a product and contact them. They should be able to help.
