I am building a house on the marsh and was advised to put a 5V crimp roof on. I was told that in view of my goals - durability and low maintenance this would be good. I have spoken to another builder and now have some concerns you may be able to help me with. Unfortunately I do not know many details except 5V crimp and about $24,000 to install on a 3500 total sq foot 2 story house with dormers on 2nd story (maybe 1500 sq ft)...
1. I understand these are screwed on and include a rubber washer of sorts. How do these stand up to extreme heat - rotting after a few years?
2. When looking out over the roof are there lots of visible screws on this style vs other metal roofs?
3. I have thought I might like a red roof and it's been suggested that it will fade within a very short period of time. Is this true?
The builder I spoke to said he's used everything and he thinks either the $45,000 heavy duty "real" standing seam roof and if I can't afford that, that I'd be better off with architectural shingle.

Yes, the neoprene washers can eventually fail, and yes the screws are visible. That is, though, the low end priced product.
Somewhere in between that and the upper end standing seam should be many of the steel and alminum shingles, shakes, and tiles which can be seen on this site. Many of them feature concealed fasteners and are available with quality fade-resistant coatings, even in red.

I am in a similar situation as Lisa except that we are building on the water side of the construction line on the beach. I would like your input on the pluses and minues of the 5 V crimp Galvalume roof under these conditions. Also, is there more of a corrosion problem with the exposed screws vs the enclosed screws or is it a matter of appearances/ preference. I know in Key West many of the metal roofs are the 5V crimp with exposed screws and they seem to have lots of screws to secure the roof.

The Metal Roofing Alliance is here to educate and inform consumers about metal roofing. One of the biggest benefits to metal roofing is the wide variety of available products. You have investigated some of those already.
Metal roofing folows the adage of getting what you pay for. The higher quality products are more costly. There's just no avoiding that.
We believe in all types of metal roofing though and believe it is the consumer's choice. I am not sure what else to say. I hope this helps.
