Mold and other dirt

we are considering a white metal roof for our home in beech mountain, nc. are we likely to have a problem with mold, dirt or other substances that will require periodic cleaning of the roof?

Metal roofing does a good job of resisting streaking and staining because it will not harbor or support fungus growth. However, if tree sap or other debris lands on the roof, it will support biological growth. Bottom line, in a wooded area, it will be virtually impossible to keep a white roof looking white. Are you thinking of white for its energy efficiency? If so, are you awrae of the various "cool" benefits of metal roofing systems which are not related to the light color?

We are replacing our asphalt roof with a Metro Stone-Coated Steel Roof. We live in Ft. Lauderdale FL and have a few concerns: 1) We are considering the Pearl White color and are concerned about the maintenance to keep this looking white. Our Sales rep says we can hose it down ourselves from the yard. This sounds too easy, Is this type of roof really that easy to clean? If a professional had to clean it, do you have any idea of the cost? Also, how often would you estimate that cleaning would be required? (Our yard no longer has trees; however, we more concerned with pollution & dirt accumulation) 2) Our other choice would be to go with a terra cotta color, please give the pro's and con's of going with a dark color vs a light color. The attic is well insulated with ventilation around the eves of the roof and on the end peaks of the roof. 3)Also concerned about rust marks or lines on the roof from cut edges if we go with the white. Any information you are able to provide would be appreciated 2

Metro is a member of the Metal Roofing Alliance. The two principals of their US operation are Joe Wilson and Pete Croft. I would really suggest calling and talking to one of them so they can give you first hand answers to your questions. The cleaning question probably depends a lot upon how dirty the environment is where you are at. Lighter colors will enhance energy efficiency but a lot can be achieved through good ventilation too. Call Joe or Pete. They're both good people.
