We are trying to sell our house. It is 9 years old and has a metal roof. A buyer is interested, but says that our roof has no decking so it will have to be replaced and is wanting us to come way off our price. Is decking required in Texas? We have never had any problems and the attic is well vented, and my husband seems to think that decking is not a requirement.

Depends largely on what the manufacturer specifies.
That being said, there are quite a few applications where no decking is allowable.
I would recommend you get a roofer that deals in metal roofs to take a look at it and give you the final word.
Contact the manufacturer and get their feedback as well if you know who made the roof.
