Leased Property. Roof is flat, metal panels.
Has been leaking for Several years. Several panels are buckled, sagging Rusted Through in many spots. Roofing material can be seen in many spots patruding through roof. Roof is very soft. High Sloping Roof. Large steel beems, no rust, very good condition. Lower 1/3 of building roof that has damage.
Land Lord had roof repaired by way of torched rubber over existing roof.
Located in Illinois.
Is the roof/building structurely sound ?
Local building inspector will be comming in to inspect STRUCTURE - As a few walls were put up.
Will the inspector look at the roof/ceiling ?
We were told the roof of a building has nothing to do with the structure of the building.
Any thoughts ??

I am sorry. I really cannot answer these questions without seeing the building. I would think that the building inspector would consider the roof though.
You may want to consider hiring a structural engineer to consult with you on this.

Todd G. you are absolutely going to need a roof consultant to get involved in this. While you are not clear in your request if you are purchasing this structure, or have purchased and making modifications, etc. It certainly sounds like a big problem and any building inspector that is even reasonably qualified will most certainly include the roof if he/she is there to inspect the entire building. Finally, the roof of a building has everything to do with the overall building!!!!!!!!!!!
You can locate qualified roof consultants by doing a google search or contact any number of the member companies for names of consultants they may be aware of........good luck
