What is the true life span of neoprene washers on an average pitch (8/12) roof--it is my understanding that they can break down and fail in 20 years or less. Any insight on this?

Today's grommeted screws have metal caps which protect the neoprene.
The life of the neoprene varies by climate.
I think it is safe to say they are designed to last 20+ years in any climate.
I suggest contacting manufacturers of through-fastened products abd asking for their experiences.
Keep in mind that there are many many metal roofs with concealed fasteners which do not have to have washers.
