About a year ago, I purchased a vacation home with a metal roof (exposed fasteners). The home is at the 6300-foot level and is steeply pitched due to the snow load. The house was built in 1996.
When I bought the home, the home inspector recommended I have a contractor tighten the roofing screws. I did have that done. This summer, I noticed that some screws on the roof look like they need to be tighted again. I have not checked to see if they feel loose.
How often should I expect to have the screws tightened on this kind of roof in snow country? Is it possible that it was not done right last year or could there be something wrong with my roof?
Does my roof need to get screwed every year, or am I getting screwed?
How much should I expect to pay for this kind of maintenence? (The house is about 1800 square feet)

If this is an ongoing problem, I would invest in having all the screws replaced with larger screws and hopefully end this problem. I am not sure what that would cost. Sorry.
