We are in the process of building a new house and are getting estimates for a metal roof. Due to budget, we are limited to the screw down type of roof w/ visible fastners. We've heard many different things about the maintenance requirement for this type of roof, that it will develop leaks in 5 years or after 20 years. What is the truth here? Also, what type of roofing material do you recommend? First we were told 5V, then we were told that 5V isn't good for residential use and dents easily, then we were told that 5V and R panels are about the same price. Are they the same thing? Everyone calls their products a different name and we've heard so many different things from people at this point that it's very confusing and we're wondering if we're making the wrong decision with a metal roof. What questions can we ask to make sure that we're comparing apples to apples in the estimates we're receiveing? Please help!!!

R Panels do have more configuration than 5V. All of these products are available in different gauges which is a factor.
As loong as you use quality fasteners, little or no maintenance should be necessary
Look at paint finish type and quality as well.
