I plan to be in my house 20 to 30 years and currently need a new roof at which point I will be in retirement. I would rather not spend money when in retirement putting on a new roof. I am concerned that a metal roof may need to be repainted in 20 to 25 years and can not find anyone to give me a price on the cost of repainting...or even the name of a company who would repaint a residental metal roof for that matter. Am I setting myself up for maintence headaches 20 to 30 years down the road if I go with a metal (standing seam, .26 guage) roof?

Christy,
Metal roof coatings have come a long way in recent years. There are finishes warrwanted for 30 years and more. Please realize that a 30-year finish doe snot mean it suddenly disappears at year 31. Most of today's highly warranted paint ginishes, I feel, will last 40+ years before repainting.
Providing a good repaint job is affordable and not too tough. Technology wise it will likely be even easier in 40 years or more.
