Roofing Quote of different qualities

Hi, I am looking to build a house at the top of a hill next to a lake in TN. The contractor has told us that the cost of doing a 4,000' house will cost 2X+ the cost of asphalt shingles to get a good quality material that "...isn't thin, need to be replaced in 5-10 years or rust" Is there a big difference in quality of vertical metal roofing available? Does the price vary greatly among the different qualities? How do I know what quality I need? Any other info you think I need would be helpful. Thanks

Yes, there are differences in quality and resulting differences in price. Things to look at are base metal, coating, accessories/trims, fastening method, and panel design. If you email direct to me at [email protected], I have an article on these differences which I will email to you.

I have a metal roof over an old single roof on my small house. During Katrina, my metal roof sustained damage. The insurance adjustor has not come into my city yet, but has indicated to me the insurance company will only pay for another metal roof. This adjustor also says he does not know much about metal roofs. Where is there information available on the cost of metal roofs, so that I can get an idea of what the cost is?

The only way to get an accurate price will be from a metal roofing contractor. Price varies based upon the complexity of your roof and the type of metal roof installed. Additionally, labor prices and other costs are escalating rapidly now, especially in your area, and a professional contractor must be consulted for that as well. Based upon my experience, the insurance company is only going to pay once they have a written quote for the repair or replacement cost.

Thanks for your reply to my email on the cost of metal roofs. I have had two roofing companies come out to look at my damaged metal roof & both lean towards replacing the damaged metal roof with an entirely different type of roof. My insurance company probably won't do that, so I guess I'm going to have a problem for a long time. I would say to any consumers interested in a metal roof, please make sure you get advice from professionals. The metal roof I had was very sturdy-looking before Katrina, but the winds of Katrina have basically taken the metal pieces apart. My metal roof did not hold up as well in Katrina as the shingle roof structures of my neighbors. However, the metal roof worked great, in terms of not leaking during regular rain storms.

I only have a very old-fashioned camera, so the pictures I took of my damaged metal roof won't be in a form that I can email. In fact, it will take awhile for the film to be developed, so I haven't seem the pictures myself.

Hi, Can you give me a general idea how much it will cost for 2,400 sqf two storey house comparing with asphalt shingle? twice as much or triple or what? I'm going to get new roof for my 30 year house. Thanks

A quality metal roof designed for residential application will cost two to four times the cost of a quality fiberglass shingle roof, depending upon the exact quality of the products being compared, as well as upon the exact conditions and complexity of the roof in question.

I am a contractor doing the tile and shingle roofing, and I am thinking to look at the possibility to introduce the metal roof to my customers. At this initial stage, I would like to know what the costs for the typical stone-coated steel roofing tile per square I can reasonably bargin for from a material distributor, if I buy quantity for about 8 houses at at time? Also, I am wondering what certifications or reports for stone-coated steel roofing tile are required by law or building code? Is any certification required at all or just optional? I did not have that questions for the shingle and tile roof because I have used them for long time, but I would like to know so I can answer some questions from my customers.

You need to contact the manufacturers of stone coated steel roofing to get their price and distribution information. I am not involved with those products and do not have that information. I am sorry. I believe that most of those products will have ICC reports.

HI, I live in Weston,Ft Lauderdale, FL. I am interested to buy Metal roof instead of shingles after hurricane Wilma,others and the ones expecting to come in the future. Where Iam coming from (Puerto Rico), the houses are made of concrete including the roof and are very safe overcoming hurricanes and that's what I am looking for. Looking for safety, I have been studying metal roof with MRA since last year as to replace shingle for metal. Then, after reading Janice Ducote e-mail and knowing that her roof receives damage after Katrina is like I'm changing my mind to go for shingle instead of metal cause is going to be damage anyway and is not complying with safety. As with any roofing product, metal roofing must be installed correctly. In Florida the building codes now have wind zone maps and require that all roofing products be tested and approved with a product approval report that it meets the wind loads. I can say from our companies perspective that we had over a thousand installations go head on with Hurricannes in Jamaica, Cuba, Bahamas, Florida and the gulf coast with only minor damage from wind born debris which is most common in Florida. The worst being concrete tiles flying around as missiles. Choose a metal product and ask to see the product approval report.

Hi, We are intrested in a metal roof. I would like to find out what a round about price would be for a 1800 sq. ft. home with a 4/12 pitch roof. We went through Katrina, but had little damage to our roof, can you install the metal roof over the existing one? Also what is the advantage of metal over shingles, does it save on power in the long run? Roof work here is going from anywhere from 180.00-235.00 a sq. Thank-You, Elaine

We are an association and limited to comments on cost. Please go to the home page on the site and click on the find a contractor in your area. The building code does allow for certian overlays but in wind zones, tyhe decking needs to be inspected and fastened to current standards. Choose a metal product that has been wind tested. Certain finish systems on Metal are reflective. Ask for an energy star rated product which in the south can save you up to 30% on your utility bill. As to the advantages of metal over shingles. Most metal systems are tested to the severest wind and will certainly provide peace of mind in protecting the investment in your home and in puting a metal roof on, you have made a lifetime investment.
