My painter wants to apply Cool Seal elastameric to the top of my metal roof over the garage, and to the two porch coverings, to end the severe sweating problems and leaks. Then he would paint the undersides of the metal roofs with house paint. In researching condensation problems, I have seen only one blog on this issue, but the blogger said he still has condensation. If it is able to keep the interior surface temperature above dew point, yes. Whether or not it can do that is the question. If you have enough RH in the air, dew point is much more likely. If the temperature offset as a result of the elastomeric paint is far enough, you will not have any issues. It is an impossible question to answer from this side of the computer without having more data on the humidity levels and surface temperatures. I will defer to Tim on this one. I am not terribly familiar with the benefit of the coatings from a temperature mitigation standpoint but it sounds like it is not as beneficial as promoted by the manufacturers.
