WE LIVE IN A TOWNHOME ASSOCIATION. OWN A HAVE A 20 YEAR OLD SHINGLED ROOF ALONG WITH OTHER 46 OTHER UNITS. THE BOARD/OTHERS HAVE ENTERTAINED THE IDEA OF METAL ROOFS. WE LIVE IN WESTERN WISCONSIN. THE CONTRACTOR THAT GAVE BID SUGGESTS DIRECTLY APPLYING 29 GAUGE GALVALUME PANELS WITH EXPOSED METAL FASTENERS. NO REMOVAL OF EXISTING ROOFS WOULD TAKE PLACE. CONCERNED ALL ONLINE INFO STATES PERLINS SHOULD BE INSTALLED TO AVOID DAMAGE TO BACK SIDE OF METAL CAN BE PREVENTED. TOLD ITS A GREAT SYSTEM WITH 40 YEAR WARRANTY. ALL ENDS EXPOSED. WOULD WE SEE OLD SHINGLES? CAN AN EXPERT HELP WITH PROPER ANSWERS TO THESE QUESTIONS FROM A PROFESSIONAL NOT A SALESMAN.
-ON SCALE OF GOOD/BETTER/BEST DIRECTLY ADHERING TO SHINGLES FALLS WHERE?
-WHAT TYPE OF CONCERNS IN HAVING EXPOSED ENDS ON THIS POLE BLDG STYLE ROOF?
-ANYONE HAVE DETAILED DRAWING FROM A ROOFING INSTITUTE BEST PRACTICED ON METAL RE-ROOF OVER ASPHALT SHINGLES IN A COLD CLIMATE?
-GUTTERS? ONLINE RESEARCH SHOWS MOST ROOFING PANELS OVERHANG FURTHER THAN A SHINGLED ROOF @ GUTTERS. IS THERE A CHANCE EXISTING 5" GUTTERS MAY HAVE TO BE ADJUSTED OR REPLACED WITH LARGER STYLE?
-CAN WATER/ICE BACK UP AND BE DRIVEN UNDER EXPOSED METAL ROOFING @ GUTTERS?
-WHAT OTHER INPUT ON A PROFESSIONAL LEVEL CAN YOU RELAY?

One of the things that many property owners love most about metal roofing is the variety of looks and even benefits that can be achieved. In most all cases, if you have good ventilation inside the structure, purlins are not needed, though they may enhance summer energy efficiency. Underlayment should go over the old shingles before anything new is installed over them. Trims should cap off and enclose the edges of the old shingles. In many cases, 6" gutters do work best.
