We are building a new house with a metal roof. The roof was subcontracted out twice. Since August 26 we have had leaks everywhere (thank goodness we still just have studs and no drywall). The roofers have been out at least 3 or 4 times to fix it. We can turn the rubber washers on some screws, foam is not installed between the flashing against the siding and the sheets of metal roofing, some screws are stripped, and the overlap/underlap on about 1/3 of the metal sheets are reversed. The contractors who subbed the roof out are saying new ridge caps will fix the problem. Thoughts?

There is a possibility that a ridge problem is the root cause, yes. However, your mention of the fastener issues is not something to be ignored. Also, until a structure is completed (with vapor barrier, insulation, etc.), condensation can occur on the underside of the roof deck and I could not help but wonder if that isn't happening here as well. If you have photos of the current ridge, feel free to email them to me at [email protected]

Lapping the panels wrong on 1/3 of the panels?
Unforgivable.
It's time to have a preliminary conversation with the insurance carrier for the roofer.
Are your "leaks" during rain events, or every night?
The cheapest job, long term, is the one done right the first time.
