We are in the process of building a new home with a metal roof. Home is 5000sq ft with a lot of pitches. We live in coastal SC with high heat and humidity. We are trying to decide on the best type of insulation and have been told many conflicting things. We originally were going to use open cell spray foam but have been told this is not a good option for our climate. We really wanted conditioned attic space but if closed cell is the correct application it is cost prohibitive. Regardless, we want to use the best option for the roof even if it means attic will not be conditioned. My question is what would that be? Also, is it possible to condition the attic space over the garage only.
