I am on the board of a recently established condominium association. Our association is comprised of new buildings with metal roofing. We are in the process of preparing a reserve budget for future repairs and replacement of the metal roof. Can you provide guidance on the life expectancy of a new metal roof or suggest a resource or person to help us. Does the MRA have any literature addressing life expectancy?

Thanks. A great deal depends upon the quality level of the metal roof being installed and also the weather conditions where the project is located. Certainly, there are many metal roofs going up today that will easily be 40+ years before any maintenance is necessary. A recent service life survey of number of existing metal roofs showed life expectancies of 80+ years. But, again, there are many variables. What is the base metal of your roof? What coating is on it? What environment is is located in? Thanks so much for choosing metal by the way.

Be sure to check your specs. If you are withing a mile of a coastline, the material specified should be aluminum.

I have looked into the roofing material and found that it is 26 gage Galvalume M-Seam manufactured by Millennium Metals of Jacksonville, FL. It is specified to conform to ASTM A792, so it is sheet steel, 55% aluminum-zinc alloy-coated by hot-dipped process.
It has a 25 year warranty against rupture, structural failure or perforation.
Is the service life expected to be longer than the warranty period?
