Hello,
I have an over 100 year old terne roof. It has been painted over the years by previous owners and 1x by our family, who moved in about 7 years ago.
The roof is in fairly good shape & we plan on painting it again, but with an elastomeric coating. Our first choice is the Acrymax primer and finish coating...after scraping and cleaning, of course.
Is this the best, quality option? Might there be a comparable, more available option in the Midwest, possibly through a nation-wide company?

Since you are looking at elastomeric, I have to assume you want to seal up some leaks or other spots in this old roof. These old roofs of course were not built with the technology we have today in terms of product designs and coatings. My concern is that in my experience, to be long lasting, elastomeric have to be applied over a pretty pristine surface. Otherwise, they do not get good adhesion. If you go this route, work closely with your coating supplier. Part of me wonders if it isn't time for a new metal roof, from a cost effectiveness standpoint.

The factory coating has failed on the roof, such as the coating is peeling off (see attached photo). The previous owner, unfortunately, did not pursue a warranty claim to have it replaced and, although I haven't investigated, I assume I can't get relief on the warranty. The aluminum shingles seem to be in good condition and I'd hate to waste the material to have the house re-shingled. I'd like to re-coat it. I should mention that the house water is catchment, so the roof is my water collection system, and any surface must be compatible. Given that the original coating failed, would I have to remove every inch of the coating before re-coating? Is there a good product that looks good but can be used with a water catchment system.

I would suggest trying to track down the manufacturer to see if there is any warranty coverage remaining but I am concerned it is no longer produced and the manufacturer is no longer around. Unfortunately, if this is peeled down to the bare metal (and it appears to be), the problem is likely in something amiss with the pre-treatment of the metal. Proper pre-treatment is essential for paint to adhere to the metal. Therefore, it concerns me that repainting will just peel again, no doubt sooner. If you wish, though, you could power wash the roof, apply a primer, and a top coat and see what happens. I would suggest going to a quality paint store and using the paint system they recommend. If you prefer, high quality air-dry PVDF coatings can be bought instead from Tnemec and AquaTec Kynar. Are you using the water for drinking? Because of being down to bare metal like this, I would not suggest it.
