Hi, I just bought a 15-year-old house south of Tucson with two trapezoidal metal roofs. At least 1/3 or more of the screws in the roofs are loose (the house inspector brought this to my attention). The screws are raised, in some cases, and loose enough to simply spin in place when I try to tighten them. Many of them are also rusting. They are #10 x 1 inch screws. Would a #12 x 1 1/2 inch screw with an oversize neoprene washer be the right replacement? Thank you much. John

Typical rule of thumb is to go 1 (one) size up with the new washer.
Its not a speed process and power tools are NOT your friend here.

Excellent to know that about power tools, Eric. Thank you so much. So I should be looking for a #11 x 1 inch screws with the washer?

Be sure to use a specific screw and washer combo for metal roofing. They are probably cheaper, purchased in bulk, from a metal roof supplier.
