Dear Experts,
I have a 12 year-old screw-in metal roof. It has been problematic from the first day (I posted about issues in the past). Every roofer I talked says the screws need to be replaced every 7-10 years, demanding as much as new roof for screw replacement for 27 SQ roof. One roofer mentioned about silicon coating for the roofs. It is Mule-Hide brand.
Unfortunately the whole google/internet does not have a single review of this product. What are your thoughts? The roofer said he will also seal the screws with some kind of caulk while doing the silicon coating.
As I posted earlier, this roof sucked my life happiness from me with the issues it caused. I appreciate any help.

I am sorry to hear about your experience. I have not had any direct contact with the full coatings. Last week, interestingly, though, I visited a 15-year-old roof similar to yours where they had tried sealing over the individual fasteners with silicone -- it had not worked.
