I had a new metal roof installed in August 2018. I’ve had nothing but problems with it. Water has been leaking in non-stop primarily around the chimney and is isolated to the attic. Bats, insects, and debris are also entering. In addition, a significant amount of daylight can be seen.
The chimney was repaired post roof install. The roofing company capped it. There are three gable vents approximately 2’x2’. The roofing company installed a ridge vent.
Daylight can be seen in various spots throughout the underside of the ridge vent. Some sections show parts of the ridge vent product, other areas show roofing paper/layment(?), or just the metal tile and new pieces of wood. Light is also visible along where the floor meets the roof edge.
I have had screens placed on the outside of the gable vents. The bat company stated that there are gaps throughout my roof that this will continue to allow various vermin to enter as big as a squirrel. It was recommended that due to the significant amount of roofing material needing to be secured to prevent animal entry, I should follow up with the roofing company. Otherwise, it will cost me over $2000 for the company to do it. The roofing company has ignored this concern. I was basically told it’s not their responsibility because bats can enter coin size openings.
The roofing company had stated that they would conduct a water test. This was a year ago. When the gentleman came out, he spent his time taking pictures of the chimney. No water test was done. I was told that per his inspection, the chimney was not done correctly and needed to be redone. The chimney company came out 3 times and found no areas of concern to include the cap the roofing company installed. As a courtesy, they applied another water shield to the chimney. They also have offered to meet up with the roofers to conduct a water test in order to get things fixed.
The owner of the roofing company recently came out to inspect my roof. He did not want anyone present. He did not go into my attic, or go on top of my roof. He used a drone to take pictures of the chimney. He then had me send pictures of the attic area after it rained.
Per the roofing company, the daylight seen is normal and needed for the ventilation system, driven water is entering the inside of the chimney due to there being a 6”-8” gap from the cap to the top. There is no roofing problem, it is a chimney problem. I was billed $500 for this inspection.

Some daylight being seen around vents is normal. Have you tried contacting the manufacturer of the roofing for their input and guidance?

The company manufactures the the metal tile themselves.

Have you considered having an experienced metal roofing contractor come inspect the roof and write up a report?
